Qualifications & Required Experience of an Apartment Maintenance Technician
- Ability to read, write, and speak English to communicate with customers, process Company paperwork, and interpret safety and operating manuals and procedures.
- Must be able to move, carry, reposition, or lift items weighing up to 50 lbs.
- Ability to walk and stand for long periods of time.
- Ability to climb stairs, ladders, scaffolds, and ability to navigate elevation changes while maintaining balance.
- Frequent need to sit, stoop, kneel, crouch, crawl, bend, push/pull, and ability to navigate difficult terrain and access small areas.
- Ability to work standard community hours, including evenings and weekends.
- Ability to work as an on-call technician and provide after-hours emergency service with the support of the Service Manager while following Company standards.
- Perform repairs that may include, but are not limited to, plumbing, electrical work, and general carpentry work related to household, building, and property grounds repairs.
- EPA certification Type II or Universal is a plus.
- Considerable experience troubleshooting HVAC is a plus.
- CPO certification is a plus.
- Valid Driver's License is required.

Cottonwood Residential is hiring a Maintenance Technician for Timber Hollow Apartments in Fairfield to handle the full range of on-site repairs and upkeep. You'll perform plumbing, electrical, and carpentry work on units and grounds, respond to tenant requests during standard hours and on-call evenings and weekends, and troubleshoot building systems. The role demands physical capability—lifting up to 50 lbs regularly, climbing ladders and scaffolds, and working in tight spaces—plus the ability to read technical manuals, communicate clearly with residents, and follow safety procedures.
The ideal candidate has hands-on maintenance experience and a valid driver's license. Certifications in HVAC troubleshooting, EPA Type II or Universal refrigerant handling, or CPO are valued but not required. You'll work under the Service Manager's guidance and need to be comfortable with the physical and scheduling demands of apartment community maintenance, including standing for extended periods and adapting to varied terrain and access challenges.
