About this role
Asset Living's TOPS program deploys experienced community managers on short-term assignments (1–90 days) to properties needing rapid operational stabilization. As a Community Manager Specialist in this floating leadership role, you'd step into various multifamily, affordable housing, build-to-rent, active adult, or student housing communities to manage day-to-day operations, oversee staff, handle financial and leasing functions, and ensure compliance with company standards—often with minimal transition time. The work demands quick assessment of operational gaps, confident decision-making under pressure, and the ability to lead through staffing transitions, new acquisitions, or performance turnarounds.
This is a temporary, in-office position based in Atlanta that requires frequent travel to assignment locations. You'll need two to four years of property management experience, a high school diploma (bachelor's degree preferred), and familiarity with Fair Housing and OSHA requirements. Property management certifications like CAM or ARM are a plus. Success in this role hinges on adaptability, strong operational judgment, and comfort working independently in unfamiliar environments while representing Asset Living's culture and standards.
This role suits someone who thrives on variety and problem-solving rather than routine, who can build credibility quickly with new teams, and who sees temporary assignments as an opportunity to develop broad expertise across different property types and operational challenges.
