About this role
Gates Hudson & Associates is looking for a hands-on Maintenance Supervisor to manage all physical operations and a maintenance team at a residential community in Richmond. You'll balance leadership responsibilities—recruiting and scheduling staff, enforcing safety standards, and maintaining payroll records—with direct oversight of repairs, unit turnovers, and preventative maintenance programs. The role demands both technical competence and the ability to drive results through others, with a strong emphasis on safety compliance (OSHA, EPA, ADA, Fair Housing) and protecting property value.
The ideal candidate has three to five years of maintenance experience in residential property management, one to three years in a supervisory role, and holds a CFC Type II or Universal certification. You'll need to be comfortable with regulatory detail, vendor management, and capital project coordination. The position requires on-call rotation and reliable transportation, and is offered as a contract role at $28–$33 per hour. Prior experience with capital projects and contractor oversight is a plus but not required.
