About this role
Gates Hudson & Associates is looking for a maintenance technician to keep two residential communities in Richmond running smoothly. You'd handle the full spectrum of property upkeep—plumbing, electrical, HVAC, carpentry, drywall, and appliance repairs—across apartments, buildings, and common areas. The work spans routine preventative maintenance, emergency repairs, unit turnovers for incoming residents, and responding to service requests from occupants. You'll also manage inventory, maintain documentation, and ensure compliance with safety and housing regulations.
This is a hands-on role that requires genuine versatility and a safety-first mindset. You'll work independently most of the time but collaborate with other technicians when needed, and you should be comfortable entering occupied units professionally while building positive relationships with residents. The position includes on-call rotation and requires reliable transportation to move between the two properties. At minimum, you'll need a high school diploma and two years of residential maintenance experience; a CFC Type II or Universal certification is a plus but not required.
The role suits someone who takes pride in quality workmanship, stays organized under pressure, and can diagnose and fix problems across multiple building systems. If you're dependable, detail-oriented, and looking for steady full-time work in property maintenance, this could be a good fit.
