Serve as a responsive, professional point of contact for residents.
Address resident concerns, maintenance updates, and lease-related questions.
Manage lease renewals, delinquency follow-up, payment plans, and notices.
Consistently enforce lease terms while maintaining professionalism, fairness, and respect.
Financial & Administrative Management
Maintain organized property records, leases, vendor documentation, and resident communications.
Review vendor invoices, monitor maintenance expenses, and support operational budgeting.
Track occupancy, vacancies, unit turnover timelines, and outstanding maintenance requests.
Provide consistent reporting on property performance, operational challenges, and priorities.
What We're Looking For
Required Qualifications
3–5 years of hands-on property management experience.
Demonstrated experience coordinating maintenance, leasing, vendors, and resident communications.
Strong organizational skills and ability to manage multiple properties and competing priorities.
Excellent communication, follow-through, and problem-solving skills.
Ability to work independently, take initiative, and maintain accountability.

About this role
Managing an affordable housing portfolio for a faith-based nonprofit in Atlanta, this role demands someone who can juggle maintenance coordination, leasing operations, compliance documentation, and resident relations across multiple properties. You'll own the day-to-day operations—tracking work orders through completion, screening tenants, verifying income against AMI guidelines, handling lease renewals and delinquencies, and building reliable vendor relationships. The work is hands-on and detail-oriented, requiring you to anticipate problems, enforce lease terms fairly, and keep properties inspection-ready while minimizing vacancy periods.
The ideal candidate has three to five years of property management experience with a track record of managing competing priorities independently. Experience in affordable housing, housing vouchers, or compliance-heavy portfolios is preferred but not required. You'll need strong organizational skills, excellent follow-through, a valid driver's license, and comfort working in-office in Atlanta. Familiarity with property management software like AppFolio is a plus.
Success here means keeping maintenance moving, maintaining safe and well-kept properties, reducing unnecessary downtime between tenants, and staying ahead of operational challenges through proactive communication with residents, vendors, and leadership. This is a role for someone who takes accountability seriously and thrives when given ownership of meaningful work in service of housing stability.
