About this role

Gates Hudson & Associates is looking for a hands-on maintenance leader to manage all physical operations and a team at a residential community in Herndon. You'd oversee everything from day-to-day repairs and preventative maintenance to safety compliance, staff scheduling, and vendor management. The role requires balancing immediate responsiveness—including on-call rotation for emergencies—with longer-term priorities like capital projects and regulatory adherence across OSHA, EPA, ADA, and Fair Housing standards.

This position suits someone with three to five years of maintenance experience in residential property management and one to three years in a supervisory capacity. You'll need a high school diploma, CFC Type II or Universal certification, and solid knowledge of safety protocols. The ideal candidate is comfortable with both technical hands-on work and leadership—recruiting and training staff, enforcing standards, managing inventory and documentation, and coordinating with contractors. Prior experience with capital projects and vendor contracts is a plus.

The role is contract-based, in-office in Herndon, Virginia, with a salary range of $34–$36 per hour.
