They are at the center of all client-facing and internal communication and are the ultimate task master for their projects. The Project Manager utilizes BnB Turnkey’s tools, processes, procedures, and resources to keep their projects on budget and schedule. A successful Project Manager is in daily contact with Construction Managers & project stakeholders, always keeps an eye on project timelines, and is comfortable holding partners and vendors accountable.
This role would be a great fit for someone who know's what creates a 'wow factor' when guests walk into an AirBNB/Short-term rental. They'll be working closely with other teams to ensure the finished product achieves a high level of satisfaction for our clients as well as the guests that book in to stay
Compensation
: Base Salary: $65,000-$70,000/year Lead end-to-end management of design and construction projects, ensuring seamless execution from kickoff through go-live Own and manage project budgets and maintaining financial discipline throughout the project lifecycle Coordinate and delegate tasks across internal teams, including designers and construction managers, while actively collaborating to drive progress Oversee the proposal and quoting process to ensure alignment with project scope, budget, and client expectations Partner closely with contractors to track progress, obtain weekly updates, and proactively address any risks to timelines or deliverables Provide consistent, clear communication to clients, including weekly updates on project status, milestones, and next steps Review and approve purchase orders, vendor selections, and final design/construction deliverables Research and manage Short-Term Rental (STR) permit
Requirements
, ensuring all regulatory processes are completed accurately and on schedule Serve as the primary point of contact for clients, leading regular calls and maintaining a high level of engagement through project completion and launch Conduct on-site visits to onboard properties, perform inspections, and ensure each home meets brand and operational standards prior to going live 2+ years of experience in project management, with a proven ability to manage multiple projects and priorities simultaneously 2+ years of experience in a client-facing role, with strong communication and relationship management skills 1+ year of experience in design, construction, and/or vacation rental industries preferred Demonstrated ability to think critically and solve problems in real time, with a proactive, resourceful approach to quickly

About this role
You'd be the central hub for BNB Turnkey's short-term rental projects, shepherding each one from initial client conversation through property launch. The role demands constant coordination—managing budgets, tracking construction timelines, communicating with designers and contractors, handling permit requirements, and serving as the primary contact for clients throughout. You'll conduct site inspections, review deliverables, and ensure each finished property meets the standards that create strong guest experiences and client satisfaction.
This position suits someone with at least two years of project management experience and two years in a client-facing role, ideally with exposure to design, construction, or the vacation rental space. You'll need to be comfortable holding vendors and partners accountable, solving problems on the fly, and juggling multiple projects at once. A working understanding of what makes a rental property appealing to guests—the "wow factor"—will serve you well here.
The role is hybrid, based in San Antonio, with a salary range of $65,000 to $70,000 annually. You'd be part of Rise Collective's larger ecosystem of brands, working within established systems and processes designed to keep projects on track and on budget.
