About this role

Gates Hudson & Associates is looking for a hands-on leader to supervise maintenance operations at a residential community in Richmond. You'd manage a maintenance team across all aspects of property upkeep—from coordinating repairs and unit turnovers to implementing preventative maintenance programs and conducting safety inspections. The role demands equal parts people leadership and technical expertise: recruiting and training staff, enforcing safety standards, maintaining documentation, and ensuring 24/7 emergency coverage alongside the Property Manager.

This position sits at the intersection of operations and compliance. You'll need to navigate OSHA, EPA, ADA, and Fair Housing regulations while also managing vendor contracts, capital improvement projects, and inventory control. The ideal candidate brings three to five years of residential maintenance experience plus one to three years in a supervisory capacity, holds a CFC Type II or Universal certification, and has a solid grasp of safety protocols. Experience with capital projects and vendor management is a plus.

The contract role requires on-call rotation participation and reliable transportation. This is a full-time, in-office position suited to someone who thrives in a structured environment, leads by example, and can balance immediate maintenance demands with long-term property preservation.
