About this role

Cottonwood Residential is seeking a Maintenance Technician II to manage day-to-day repairs and preventative maintenance across Autumn Ridge Apartments in Raleigh. You'll handle a full spectrum of maintenance work—plumbing, electrical, HVAC, appliances, and carpentry—in both occupied and vacant units, working independently to diagnose issues while knowing when to escalate. Beyond apartment repairs, you'll support property upkeep including grounds, common areas, pool and spa maintenance, and make-ready processes, all while maintaining detailed work order documentation.

This role demands hands-on technical skills and an EPA Certification (Type II or Universal minimum), plus at least two years of multifamily maintenance experience. You'll need solid knowledge of HVAC systems, plumbing, electrical work, and appliance repair, with a CPO certification preferred. The position requires physical capability—regularly lifting up to 75 pounds, climbing ladders, working at heights, and performing detailed work in tight spaces—along with reliable transportation and availability for evening, weekend, and on-call emergency shifts.

If you're a self-directed technician who takes pride in keeping a community running smoothly and residents satisfied, and you meet the certification and experience requirements, this intermediate-level position offers a clear role within an established multifamily operator with room to develop further skills.
