About this role
Gates Hudson is looking for a maintenance technician to keep its residential communities in Richmond functioning smoothly across multiple properties. You'll handle the full spectrum of upkeep—from routine preventative work and emergency repairs to unit turnovers—tackling plumbing, electrical, HVAC, carpentry, drywall, and appliance issues. The role demands someone who can diagnose problems independently, work safely around residents, and follow regulatory compliance standards including OSHA, EPA, and ADA requirements.
This is a hands-on position that requires at least two years of residential maintenance experience and a high school diploma or equivalent. You'll need to be comfortable entering occupied units professionally, managing inventory and tool storage, and responding to on-call rotations. A CFC Type II or Universal certification is preferred but not required. The job suits someone who is detail-oriented, safety-conscious, and equally capable of working solo and supporting other technicians across properties. You'll need reliable personal transportation and the ability to balance multiple service requests while maintaining quality workmanship that keeps residents satisfied.
