Compensation
00 hourly (depending on experience) with monthly bonus potential Position type: Full-time This job requires a flexible schedule with varied work hours that may include weekends.
What We Are Looking For
in a Service Technician: HVAC certification required Skilled in electrical, plumbing, appliance, painting, plaster/drywall, and lock repairs Able to complete apartment turns within five (5) days Experience with turnovers in both new and older buildings Must provide own basic tools Strong problem-solving and decision-making abilities Clear, professional communication with residents, vendors, and teammates Familiar with property management operations and basic budgeting principles (preferred) Valid driver’s license, clean driving record, and reliable transportation for daily assignments and on-call rotation Able to lift and carry up to 50 lbs independently Capable of climbing ladders and accessing roofs, crawl spaces, and attics as needed Able to stand, walk, bend, kneel, and crouch for extended periods Comfortable working indoors and outdoors in varying weather conditions Must be available for after-hours emergencies and on-call rotation Consistent, dependable attendance required
What You Will Do
as a Service Technician: Provide exceptional service to residents, exceeding expectations. Address resident maintenance and service requests promptly. Identify and resolve hazardous property conditions.
Prepare vacant apartments for move-in within 5 days, including repairs and replacements. Perform various maintenance tasks, including HVAC, painting, electrical, plumbing, and appliance repairs. Maintain grounds and ensure cleanliness.
Respond to emergency calls when on-call. Implement cost-saving initiatives and manage budgets effectively. Respond to resident requests within 24 hours.
Manage the service team's hours, focus, and on-call schedule. Provide mentorship and coaching to team members. Maintain a well-stocked maintenance shop without unnecessary spending.
Streamline purchasing processes for cost-effective acquisitions. Perform technician and groundskeeper duties as needed. Efficiently schedule vacancies for 5-day turns.
Assign service requests for a 24-hour turnaround. Manage security deposit dispositions and attend meetings as required.
